Hilton Head Island

In life some things never change.  The natural beauty of Hilton Head never seems to change in this constantly changing world.  The beaches, the communities, the shopping, the dining, the waterways and the attitude on Hilton Head Island seem to be a constant we all crave in this changing world.  As a Hilton Head Realtor, I get to drive around this Island everyday and show the features, advantages and benefits of life on an Island.  The great thing about selling this Island is some things never change.

Hilton Head Island Offers:

 1 – PGA Tournament
2.38 – Million Visitors supporting our lifestyle
3 – Plus colleges in the area area offering continuing education for retirees along with the sports they bring.
3 – Great art centers in the area including the Art Center with Broadway type shows and talent.
7 – top college golf tournaments, i.e. at Belfair, Long Cove, Haig Point, Palmetto Hall and others!
8 – Beach Parks with Access
 9 – Marinas
10 – Beautiful Gated Communities
10 – Great Schools
10 – Historical Landmarks
12 – Public Tennis Courts and over 300 total courts
12 – Miles of Pristine Beach
12 – Major Festivals and celebrations
20 – Island Parks
24 – Island Golf Courses
30 – Miles of Public Bike and fitness Pathways
42.1 – Square Miles of pure beauty
56 – Average Low Temperatures
76 – Average High Temperatures
93 – Beds in the Hilton Head Hospital(acute care)
37,918 – Population Year Round(small but great)
200 – plus college tennis teams come to HHI every year for spring practice
200 – plus Days of Sunshine
250 – plus Restaurants
200 – plus Shops and Fantastic Boutiques

Add these up and you have the best town on the coast to live life, vacation and experience.  Of course, fantastic prices, historical low interest rates and availability of prime properties are certainly subject to change, but the Spanish Moss and Moon Beams never ever change.  Please let us know if you have suggestions that we can add to the above list. We will re-post these additions at the end of the month.  Thank you

The Kiwanis Club sponsors Hilton Head’s premier BBQ event this weekend.

The fields at the Coastal Discovery Museum at Honey Horn spring to life with the wonderful smells of hickory stoked fires, slow cooked ribs and pulled pork.  Hundreds of residents and visitors join the Kiwanis Clubs to raise funds for local children’s charities, to enjoy some down-home music and to enjoy some of the South’s best BBQ.

Cooking starts the night before as restaurants and gifted amateurs compete for trophy’s and another year’s bragging rights.  Children play on inflatable castles and slides in the children’s area and run in the open fields. The Sheriff’s Department and Fire Department typically provide equipment and educational displays.

Join them for this fun filled family event!

Advance tickets are $15, (children under 12 are admitted free) and will go on sale in late April through any Kiwanis member, Burke’s Pharmacy, The Coastal Discovery Museum, and the Internet Café in Coligny Plaza.

Sun, 02 May 2010 16:30:00 -0700 First day of vacation on Hilton Head Island http://media.bloghiltonheadrealtor.com/first-day-of-vacation-on-hilton-head-island http://media.bloghiltonheadrealtor.com/first-day-of-vacation-on-hilton-head-island

Arrival day on Hilton Head...recharge and relax!

What do you want your first day to look like on Hilton Head?  Some will arrive early and head to the Hilton Head beach, while others will stock up on groceries before check in(if there is room in the car) while others may pick up a racket or head to the golf course when they arrive.  We have listed below some ideas to help you make arrangements for your first day with us!

Head to the Hilton Head Beach!

If you arrive too early to check in, but want to stretch your legs, head out to one of the  towns parks.  Some of the  Island Parks offer facitilities for changing into your bathing suit(be sure to pack your bathing suit on top.)  If you are staying in a resort or beach community on Hilton Head before ask for a gate pass ahead of time so that if you arrive early and can not check in, you can head to the beach parking in that community.

Book your tee times!

It is never too early to make your Hilton Head tee times for the week. If you will be visiting Hilton Head the area shopping guides offer some specials.  Check out our local newspaper The Island Packet, The Golfer Guide and some of the grocery store vacation guides for promotions on Hilton Head Golf.

Hit the tennis courts!

There are 8 public tennis courts  and all are lighted for night play.  Six are at the Chaplin Public Tennis Center in the Chaplin Community Park and four more are at the Cordillo Public Tennis Center on Cordillo Road between DeAllyon Ave. and Pope Ave. These courts are intended for use by islanders.  They are open from 8:00 AM to 9:30 PM unless reserved for lessons or USTA use. For more information call Cameron Everett at 843-681-7273

Tennis Centers

  1. Palmetto Dunes Tennis Center 23 clay, 8 lighted  843-785-1152
  2. Port Royal Racquet Club 10 clay, 6 lighted   843-686-8803
  3. Sea Pines Racquet Club  24 clay,  5 lighted 843-363-4495
Shipyard Racquet Club (Van der Meer) 13 Har-Tru 843-686-8804
  4. South Beach Racquet Club 11 clay, 2 lighted. 843-671-2215
  5. Van der Meer Tennis Center 17 hard, 4 covered 800-845-6138

Find a good restaurant!

After many years on Hilton Head Island I’m sharing some of my favorite places to eat.  There are many other good restaurants but these are the ones I consistently frequent.  We would love your suggestions as we will be updating this list for you in the next few weeks.  Enjoy our famous Latte Lou’s Restaurant Guide.

Hit the grocery Stores!

Listed below are the grocery stores on the Island.  Many of these stores are open early and close late.  Bi- Lo is open 24 hours a day.  In South Carolina our grocery stores also sell beer and wine.  Many of these stores also sell beach stuff.

  1. Piggly Wiggly Supermarket  ~ 1 N. Forest Beach Dr & 32 Shelter Cove Lane
  2. Bi-Lo ~ 95 Mathews Drive and 70 Pope Avenue
  3. Harris Teeter ~ 33 Office Park Road and 301 Main Street
  4. Publix Supermarket ~ 45 Pembroke Drive and 11 Palmetto Bay Road
  5. Fresh Market  ~ 890 William Hilton Parkway
  6. Food Lion ~ 40 Palmetto Bay Road
  7. Sam’s Club ~ 95 Mathews Drive

Stop and meet with a Realtor on your first day here!

Schedule a rainy day real estate tour with an Island Realtor on the first day you arrive.  This way your agent can schedule properties around Hilton Head Island for a day when you want to get out of the sun or out of the rain.  A word of caution, if you wait until Friday(your last day here) or next years vacation to the Island, you will most likely will not get to see the bargains we are selling today.

Start Planning and Packing Today

It really is never too early or too late to start planning your summer vacation to Hilton Head.  If you have any suggestions to the list above, email us your ideas and we will add them…..after all there are so many fun things to do on Hilton Head, it is too hard to name them all!

Thu, 15 Apr 2010 04:57:54 -0700 How do you do Heritage on Hilton Head? http://media.bloghiltonheadrealtor.com/how-do-you-do-heritage-on-hilton-head http://media.bloghiltonheadrealtor.com/how-do-you-do-heritage-on-hilton-head

Verizon Heritage of Golf

On Monday this week on Hilton Head Island the kilts (Heritage Plaid) were donned and the cannons were shot on the 18th Hole of the Harbourtown Links Golf Course.  Schools are let out Thursday and Friday as many Islanders make their way to Harbourtown to enjoy the tournament.  There are many ways to enjoy the tournament.  So get your plaid on and enjoy the Heritage, whatever way you do it!

How do you do Heritage?

In Your Hilton Head Home?

If you are planning on watching the tournament from your home, below are the channels and schedule:

The Golf Channel Thursday – Friday, April 15-16, 3:00 – 6:00 pm
The Golf Channel Saturday – Sunday, April 17-18, 1:00 – 3:00 pm
CBS Sports Saturday – Sunday, April 17-18, 3:00 – 6:00 pm
XM Satellite Radios
Channel 146 Thursday – Sunday, April 15-18, 12:00 – 6:00 pm
On the web www.pgatour.com and through www.verizonheritage.com.

In a Boat or in the Harbour?

If you own a boat or have a friend that has one, one of the favorite things to do is to anchor off the 18th fairway and watch as the golf pros play the finishing hole.  Or you can join the largest dock party aboard the Spirit Of Harbour Town.  The boat is located on Lighthouse Pier across from the 18th Green and if you flash your plaid you can get half off one of our tournament totties.  Here is the link for your ticket to this big bash!

On the Hilton Head Golf Course ?

See and be seen.  There are some great spots around the course set up for spectators.  Along the 13th, 17th, and 18th hole are many of the sky boxes and hospitality tents.  If you are one of the lucky ticket holders for a skybox, this is a great way to enjoy the tournament. Many of the Hospitality tents are open to the public and in Harbourtown you will find some great restaurants and parties going on.  As you walk along the fairways “watching your favorite pro” you probably will see someone you know hosting or visiting a hospitality open house that will invite you to join in the party.

Visit our HiltonHeadMLS.com Sponsor Tent on the 18th Tee!

If you would like to stop by and grab a bottled water or search some real estate while you are here, our MLS has a hospitality tent set up for you.  Just let the agents know that you are working with Robbie Bunting and you can cool off with some Southern Hospitality!

No matter how you do the Heritage, we hope you have a safe and fun weekend of golf, azaleas, friends and springtime!

How good is your memory?

Do you remember real estate prices in 1990?  I was digging through my archives and found this article " Agents Snubbing Listings with Unrealistic Prices"  The article is very appropriate today, even though it was written in 1990.  Many sellers were listing their properties with unrealistic prices and agents and buyers were snubbing than as they are now!  A testimonial from a past seller:

"We have owned property in CA, ID, AZ, VA, and SC this year and through all of our dealings you have stood out, and we wanted to let you know that you pioneered the "trade down" for us, and you were the only successful and established Real Estate team who looked for creative means to sell our oceanfront villa in this buyers' market.  Thank you for continuing to look to win for your customers and for maintaining your exceptional follow up."  Trevor R.San Diego

Thu, 18 Mar 2010 15:41:02 -0700 Buyers Beware of Bottom Pricing on Hilton Head Island http://media.bloghiltonheadrealtor.com/buyers-beware-of-bottom-pricing-on-hilton-hea http://media.bloghiltonheadrealtor.com/buyers-beware-of-bottom-pricing-on-hilton-hea

Categories: Hilton Head Main, Hilton Head Purchasers

The bottom is here or can be negotiated! Buyers should beware if bottom is hit too hard it can hurt.  There are certain rules a buyer may want to follow when they buy real estate on Hilton Head Island today.  Of course, we can help you negotiate a smooth landing in this new market.  We have listed the top 10 Ten buyer rules that can make a buyers life a little more comfortable below:

  1. Do your homework. Savvy buyers are in the know.  Your agent should be able to show you market trends for similar properties to the one you are looking at.  These market trends not only become your guide to negotiating, they become the agents presentation based on facts when he/she presents your offer to the sellers agent.  Good negotiations are based on facts.
  2. The process of elimination.  Looking at real estate should be a fun process and your agent should always be getting you closer to the perfect property as time progresses.  If you are not getting closer to the perfect property and not having fun anymore it is time to review your criteria again with your agent.
  3. Pretty girls stay home on prom night because no one asks.  Have your agent write up an offer for you.  If you have found a property that meets your present or future needs and you want to make an offer, go ahead, but if the seller does not budge, move your offer to a more realistic level.  We are now experiencing multiple offers on properly priced properties and the time you spend starting off too low may mean losing the property to another bidder in the process.  The average listing to selling price for our properties averages 93% of asking price for homes and villas.
  4. Move purposely!  Never make a move without thinking at least two steps ahead.  Your agent can help you determine these steps, but in all offers it is important to know what you are going to do and what the sellers moves may be.  This is strategy at its best.  See our  negotiating cheat sheet.
  5. Don’t toss in the towel in too early!  Once negotiations have begun, keep the counter offers moving and do not let pride get in your way.  Many purchasers take the ball to the 1 yard line and give up.  If you get to a stalemate, redraw your line.  This is usually the extra effort that gets the property.
  6. Write a personal note with your offer!  As a purchaser, you may submit a written note with your offer.  In it you can outline why you love the property and this is also a good time to note what your offer is based on.  These notes tend to add emotion to the sale and allow the seller to see you as a person and not someone trying to take advantage of them.
  7. Know when to stop negotiating!  When you are writing the offer note any and everything you want in this agreement.  You can always back these out in negotiation, but it is too late to ask for additional considerations after the contract is signed and delivered.  Once your contract is signed, it is time to stop negotiating and start planning your move.
  8. Choose your inspector carefully!  In today’s market, the wrong inspector can lead to a purchasers frustration and or concern.  In choosing an inspector, look for one that has references from recent purchasers and agents.
  9. Get a warranty!  If you have not asked your agent for a warranty, find out if they offer a warranty and what it covers.  We offer a one year  AHS Warranty or the Palmettto Electrics Champ Program to our purchasers.
  10. Cherish Now, Dust Later!  A buyer will never be able to find better properties at better prices than right now on Hilton Head Island.  Buyers that have bought recently are now enjoying their properties and their time on the Island, those that are still waiting or looking for the perfect deal may never have this opportunity.

Wed, 17 Feb 2010 17:34:40 -0800 Hilton Head's Natural High! http://media.bloghiltonheadrealtor.com/hilton-heads-natural-high http://media.bloghiltonheadrealtor.com/hilton-heads-natural-high

webbridge

The Hilton Head bridge allows all those that cross over a chance to transition.  Some are leaving behind their stress, others are reaching for more time together, while others are simply returning from Home Depot.  One of the best parts about living on an Island is that we have a bridge to remind us of the natural beauty that surrounds us.  Everytime we cross the bridge towards the Island, we get a natural high and are reminded  to slow down in life(and speed) as we hit the pavement.  So what does the bridge mean to its visitors, its residents and to you?

Parachute everything on arrival to the Island!

For Island visitors the bridge offers a chance to leave everything behind and start anew.  It can be seen in every visitors face as they cross over the bridge for more important things in life including time with family, time with nature and time to breathe.  The bridge allows all of us to parachute the things we wish to leave behind as we cross over to Hilton Head Island.

Jumpstart tired batteries!

For the second home owner, the bridge is a jumpstart to their tired batteries.  As this group heads over their bridge, they feel recharged as they head to their place of personal power.  The bringe gives them the chance to think about all the great things they work so hard for.  Crossing over the water triggers memories of all the wonderful things ahead.

The luckiest group of all!

For the full time resident, we are the luckiest group of all.  Sometimes though it takes crossing the bridge to remind us of everyting we have.  Perhaps it should be an Islander requirement  that every resident crosses the bridge at least once a week to refresh their reasons for living here.

As you cross over the Hilton Head Island bridge, what are your thoughts?  It is my hope that as you cross over that you feel recharged, that you leave your stress behind and that you find a sigh of gratitude.   If you wish to join the luckiest group, email us at islandrealtor@hargray.com .
